Loan Factory plugin for ChatGPT
Ask ChatGPT what a mortgage would actually cost you, and get an answer priced off Loan Factory's live rate sheets — no account, no sign-up, no phone call.
What it does
Loan Factory, Inc. is a licensed mortgage broker, NMLS #320841. This plugin exposes the front end of our pricing engine so you can get real numbers while you are still working out what you can afford. It is published to the ChatGPT directory by MOSO Real Estate, a sister company under common ownership; the rates, the licence and the loans are Loan Factory's. It covers four questions:
| Question | Tool | What comes back |
|---|---|---|
| What would this loan cost me? | get_mortgage_rate_estimate |
Up to ten priced options — note rate, APR, monthly principal and interest, mortgage insurance where it applies, and estimated closing cost |
| Is my loan conforming here? | get_county_loan_limits |
Conforming and FHA ceilings for 1–4 units, whether the county is high-cost, and the income cap for Home Possible |
| How much house can I afford? | estimate_affordability |
Highest purchase price at a given debt-to-income ceiling, with the assumptions stated |
| I don't know my ZIP code | resolve_zip_code |
A confirmed ZIP for your city, and the county it sits in |
Things to ask
What it will ask you for
Pricing is sensitive to details, so the plugin will ask rather than assume. Expect to be asked for the property ZIP code, credit score, loan amount and property value, household income, occupancy, and whether you have owned a home in the last three years.
It will not guess these. A rate quoted against an invented credit score or a made-up ZIP is worse than no quote, because it looks authoritative and is wrong.
Why the ZIP code matters so much
Loan limits and area median income are set per county, not per state. In California the conforming limit ranges from $832,750 in Shasta County to $1,249,125 in Santa Clara — the same loan is conforming in one and jumbo in the other. If you give a city that spans county lines, the plugin will ask which county rather than pick one.
What it will not do
- Lock a rate or make an offer. These are estimates. Rates move daily.
- Pull your credit. The score you give is a number you type.
- Start an application or create a lead. Nobody will call you afterwards.
- Underwrite. It does not evaluate assets, employment history or documentation.
- Quote outside our licensed footprint. Where Loan Factory does not lend, it says so instead of showing a number.
Reading the numbers
- Estimated closing cost — a negative value means the option carries a lender credit rather than a cost.
- Monthly principal and interest — excludes property taxes, hazard insurance and HOA dues.
- Affordability — does not model mortgage insurance, so it overstates buying power below 20% down.
- Conforming limit — above it, the loan is priced as jumbo, usually at a different rate.
Accessing your loan file
Existing clients, partner agents and loan officers will find tools for pipelines, referrals and loan status behind a sign-in prompt. Those are separate from the public pricing tools above and require authorisation; the pricing tools never touch a customer record.
Privacy
The pricing tools have no user accounts and store no record of your request. See the privacy policy for exactly what is received, what is logged, and for how long.
